What the law asks of landlords.

Since 2020, private landlords in England have had to have the electrical installation in their rented properties inspected and tested by a qualified person at least every five years. The result is an Electrical Installation Condition Report, or EICR.

You must give a copy to existing tenants within 28 days, to new tenants before they move in, and to the local council within 7 days if they ask for it. If the report finds work is needed, it must be done within 28 days, or sooner if the report says so.

Understanding the codes.

C1 means danger is present and needs immediate action. C2 means potentially dangerous, and needs urgent remedial work. FI means further investigation is needed. Any of these mean the report is unsatisfactory until the work is done. C3 means improvement is recommended, but it does not on its own make the report unsatisfactory.

How often does a rental property need an EICR?

At least every five years in England, or sooner if the previous report says so.

What happens if I do not have one?

Local councils can impose financial penalties of up to £30,000 for breaches of the regulations.

How long does an EICR take?

Usually a few hours for a flat or small house. Larger properties take longer. The power will be off for parts of the visit.

Do HMOs need an EICR?

Yes. Houses in multiple occupation are covered by the same regulations, and the local authority may set additional licence conditions.

Can you fix any problems you find?

Yes. We quote for any remedial work with the report and confirm in writing once it is done, which you need to send to your tenants and, if requested, the council.
